Project Approach
SCHEDULE
Scheduling is often times considered as only an integral part of the construction phase. However, the schedule of a project must also be anticipated during the preconstruction phase. The schedule should consider and indicate many factors when evaluating the overall cost of a project. This should include preconstruction activities which are as important as the construction activities. These include programming, planning and permitting, schematic design, design development, construction documents, estimating, bidding, and the overall details of construction sequencing and coordination.
Our staff is very proficient at utilizing computer programs such as Twenty20, Planswift, and Microsoft Project with as much or as little detail as a project or owner may require. The project schedule becomes a tool of managing the entire project.
COST CONTAINMENT & STRATEGIES
Puro understands that developing, establishing and maintaining accurate costs for a project are of utmost importance. In order to properly achieve this, every aspect of the project must be evaluated in detail with as much accuracy as possible. We understand the value in good working construction documents; however, we know that not everything can be ascertained in the documents during the early design development stages. With this in mind, we break down each and every aspect of the project in order to properly evaluate with as much detail as possible.
With the extensive background and experience that has been established, our team brings valuable experience in evaluating the potential risks and unknown conditions of a project. The evaluation of the project costs includes items such as the overall scopes, quality of materials to be used, schedule and logistical constraints, overall resources for performing the work, and the general requirements of the work.
The estimates are compiled utilizing computer technology and hands-on estimating. This combination allows for accuracy, consistency, and effective techniques used in really building the project the right way from every direction. The level of detail used in breaking down the project in many categories pertaining to each specific scope of work allows for scope gap coverage and allows for much fewer omissions. With this in mind, the usefulness and accuracy of the estimate allows for very tight and comprehensive bid packaging. The bid packaging process identifies very specifically the subcontractor’s scope of work and allows each subcontractor to understand in detail the nature of what we are expecting them to cover. This level of detail and attention allows subcontractors to complete their proposals with more accuracy and confidence in understanding the project scope of work. Overall, subcontractors are more likely to provide better pricing which translates into savings to the owner. The estimating staff obtains better subcontractors and allows for more participation and competiveness than our competitors.
SAFETY
Maintaining good practices in safety and risk management in the construction industry goes without saying. We are extremely proactive in identifying hazards and potential risks that any particular project may create. Puro reviews the constructability of every project to ensure that it has accounted for as many potential unknown conditions as possible in advance of construction.
Puro corporate safety plan has been developed by the owner of the company to effectively implement the necessary process and procedures for the safety of its employees, subcontractors, owners, and general public. These safety standards are in compliance with all federal, state and local authorities and general construction practices. The company takes its safety program very seriously and makes every attempt at minimizing potential project hazards.
